회의가 길어질수록 여러 가지 의견ㆍ비판ㆍ하소연들이 나오면서 모두가 지쳐가고 있었다.
“기존에 지어진 소형 주거시설이 현재 그 상태인 것은 나름의 이유가 있는 것이 아닌가요”
“모든 프로젝트를 작품으로 만들려고 생각하시는 건 아니죠”
“근처 오피스텔을 들어가보니 복도는 대낮인데도 컴컴하고 개별 세대의 실내는 동굴처럼 작은 창만
나있고, 환기가 되지 않아 아침에 널어놓고 간 빨래가 퇴근을 해도 마르지 않고, 금요일 퇴근해서
원룸에 들어가면 월요일 출근할 때까지 말 한마디 할 일이 없다고 합니다.”
“세대 창이 작아지는 건 시대의 추세 아닌가요? 건물 및 도시가 사용하는 에너지를 최소화하기 위해 단열성능을 극대화해야 하니, 창호 사이즈는 적을수록 유리하지요”
“저는 거기에 극렬히 반대합니다. 건축물의 에너지 절약 방향은 그 속에 사는 사람에 대한 배려 없이 오직 소비되는 에너지 수치로만 건물을 평가합니다. 에너지 절약 건축물이 지금 추세대로 점점 강화된다면 최종적으로는 인간은 집에서 사는게 아니라 반도체를 제작하는 클린룸 설비실에서 살아야 될 겁니다. 외부 환경과 완벽히 차단되고 철저히 제어된 실내 환경인거죠. 이런 환경에서 자란 인간은 몇십 대를 못가서 멸종할 겁니다.”
“인간은 동굴 속에 피난하듯이 자기만의 정신적 독립공간도 꼭 필요하다고 생각이 드는데요.”
“지금 젊은 사람들은 최소한의 주거와 최소한의 임대가격을 더 중요하게 생각하고 있습니다.”
“아무개씨는 지금은 이렇게 살고 있지만 그 분이 살고 싶은 집은 결국 내가 살고 싶은 집과 크게 다르지 않을 것 같은데요.”
“지금은 추상적인 이야기를 할 때가 아니라 당장 원룸 주거시설에 드러나 있는 문제부터 하나씩 해결해 나가야하고, 그것이 사용자에게는 오히려 실질적인 도움이 될 것 같네요”
“그럼 김실장이 살고 싶은 집은 어떤 집인데요”
“우리가 하는 프로젝트는 사람들이 박터지게 모여 사는 시장 한복판에 용적률 최대로 키워서, 사업주 돈 벌게 해주고, 우리는 설계비 잘 받으면 되는 것 아닌가요”
“내가 살고 싶은 집? 넓은 초원에 오두막 하나 지어놓고 살면 좋겠는데….대초원을 바라보면서”
“나는 조그만 정원이 딸린 집이면 오케이”
“정원을 가진 다는 것 자체가 사치이고 권력임.”
“요즘 젊은 친구들은 일이 바쁘고 여가시간은 최대한 휴식해야하기 때문에 정원 같은 것은 귀찮을 뿐이고 오히려 돈 벌고 나이 들어서 시간이 남을 때 필요한 것 같은데..”
“지금 도시 젊은이들은 잠잘 때만 자기 집에 들어가고 도심 곳곳에 있는 인테리어 잘 되어있는 넓은 커피숍에 앉아 친구도 만나고 공부도 하고 휴대폰도 보면서 나름의 생존방법을 잘 터득하고 있잖아요.”
“그 작은 집에 외부공간이 왜 필요하죠”
“나중에 돈 벌어서 좋은 집 지을 때 넓은 정원도 만들고 산책도 하고 소일거리도 만들고, 좀 그렇지만, 약간 갈 때가 가까워지신 분들이 필요한 것 아닌가요”
“사업주도 이득이 되고, 투자한 사람도 이득이 되고, 거기에 사는 아무개씨도 이득이 되는 교집합, 결국 다 이득만 찾네요”
“인간의 본성….생존 본능…”
김용남은 마무리에 들어간다.
“건축물이란, 결국 사람이 들어가서 살자고 짓는 것 아닌가요. 인간은 살아있는 생명체이고, 생명을 존속하기 위해서는 1차적으로 생명을 먹어야 유지가 되지만, 2차적으로 살아있는 생명을 보고, 만지고, 자극 받아야 정신적 생명도 유지됩니다. 같이 사는 사람도 중요하지만 주위에 공존하는 생명이 항상 같이 있고, 그 생명의 생성, 소멸을 같이 할 수 있는 환경이, 특히 대도시에 거주하는 사람들에게 중요할 것으로 생각합니다. 그리고 이런 환경은 취향을 넘어 인간의 생존에 필수적인 환경이 되는 상황이
도래할 것으로 예상됩니다.”
비록 사업의 수익성을 위해 지어지는 건물이라도, 이 건축물의 사업적인 이해당사자의 이익뿐만 아니라 인간이 생명을 건강하게 유지할 수 있는 환경 구축이라는 장기적이고 근본적인 이익까지 고려될 수 있는 교집합을 찾아내는 일이 삼현의 건축설계 과정에서 중요한 프로세스로 자리 잡게 된다.
그렇게 완성된 레지던스 엘가라는 프로젝트의 교집합은 향후 계속되는 프로젝트에서 또 다른 대지와 주변환경 그리고 건축주, 사용자에 따라서 또 다른 교집합을 형성하며 끊임없이 변화해가고 있다.

Everyone was getting tired as many opinions, criticisms and complaints arose at the meetings in Samhyun.
“Wouldn’t’ there be a reason why the existing small residential facility is in its current state?”
“You’re not trying to turn every project into a piece, are you?”
“When I went to a nearby efficiency apartment, the corridors were very dark even in broad daylight, the interior of the individual households only had a small window like a cave, and they say that the laundry they hang out to dry in the morning is still wet even after they come home from work because the rooms are poorly ventilated, and that when they come back from work on Friday, they don’ say a single word until they go to work on Monday.”
“Isn’t the decreasing size of household windows a trend? In order to minimize the energy used by the building and city, the insulation performance has to be maximized, so the smaller, the better.”
“I strongly disagree. The energy saving direction of the building is evaluated only with the amount of energy consumed, without consideration of the people living in it. If energy-saving buildings become intensified at the current rate, people would ultimately have to live in a clean room that produces semiconductors instead of a house. It’s an interior environment that is completely blocked and fully controlled from the exterior environment. Humans growing up in this kind of environment will become extinct within a few dozen generations.”
“I think human beings definitely need their own spiritual independent space, just as they escape to caves.”
“Now young people consider minimum dwellings and minimum rental prices as more important.”
“Although John and Jane Doe are currently living like this, I think that the house they want to live in will eventually not be much different to the house I want to live in.”
“Now doesn’ seem like the time for abstract thoughts, but to solve the problems revealed in studio residential facilities one by one, and I think this would provide more practical help to users.”
“Then, what kind of house do you want to live in?”
“Isn’t the goal of our projects to maximize floor space index in the middle of a market
where an infinite amount of people gather and live, help the business proprietor earn money, and to get well payed for the design cost?”
“The house I want to live in? I wish I could build and live in a cabin on a wide meadow…. Overlooking the prairie”
“A house with a small garden is enough for me”
“Having a garden itself is a luxury and power.”
“Since young people are busy at work and they have to rest as much as possible in their free time nowadays, things like gardens are just a nuisance and something that is rather needed after they earn money grow old and have time..”
“Now young people in the city only go to their houses to sleep, and are mastering their own methods of survival by going to wide coffee shops with nice interiors and sitting there, meeting friends, studying, and looking at their phones.”
“Why would you need an exterior space in such a small house?”
“After you’e earned money and building a nice house, making a wide garden, going for a walk, making pastime, aren’ these things needed for, I am sorry to say, people who retired?”
“An intersection that benefits the business proprietor, benefits investors, benefits the Jane
and John Does living there. In the end, everyone only seeks profit.”
“Human nature …. survival instinct …”

Kim Yong-nam started wrapping up.
“Aren’t buildings, after all, built so that people can go in and live in them? Human beings are living creatures, and in order to subsist, we must primarily eat living lives to be maintained, but secondarily, we must see, touch and be stimulated by living lives to maintain our mental life. Although the people who live together are important, I think that a coexisting life always being together around them, and an environment in which the creation and passing of that life can be shared will be important especially for people living in big cities. Also, I expect the arrival of a situation where this environment becomes an environment that is beyond human taste and essential for human survival.”
Even though the building that we design is constructed for the profitability of the business, the work of finding an intersection where not only the profit of this building’ business stakeholders can be considered, but also the long-term and fundamental profit of forming an environment where human beings can healthily maintain life can be considered is established as an important processor in the architectural design process of Samhyun.
The intersection of this completed project called “esidence L-GA”is continuously changing in future projects while forming another intersection according to the different site and surrounding environment, as well as the owner and users.
